Description
We have acquired a prime building site, located on Main Street, in the
heart of Mammoth Lakes, California, containing approximately 40,000
square feet of land area. The site is situated in the heart of Mammoth
Lakes and close by to the newly constructed Intrawest Resort Village,
the primary ski lifts and gondola, and the recently announced Westin
Hotel. Perhaps most importantly, the property has excellent views of
the surrounding Sherwin mountain range.
Mammoth Lakes, California is an established, premier ski
resort town located in the Eastern Sierras, just 30 minutes from the
entrance to the Yosemite National Park and a five-hour drive from the
population centers of southern California. Today, 90% of the visitors
to Mammoth Lakes come from the Los Angeles and Orange County areas.
Although located physically closer to San Francisco, winter driving
through the mountains actually makes southern California more
accessible during the winter months. As the town and surrounding area
have evolved into a year-round resort destination, its reach and market
area have increased as well. The area is the recipient of a great deal
of snowfall and over 300 days of sunshine per year.
Mammoth Mountain has over 4,000 skiable acres with a vertical
of 3,000 feet, making it one of the largest ski resorts in North
America. Today, Mammoth has three large day lodges, thirty lifts, two
high-speed gondolas, and five hotel properties (with the Westin and
Four Seasons hotels on the way).
At the present time, all commercial air transportation service is
provided through Reno, Nevada, a 3-hour drive away. Once an
environmental impact statement is completed in the near future, direct
flights by American Airlines regional jets, and subsidized by
Intrawest, into either the Mammoth or nearby Bishop airports is
anticipated to commence with direct flights from both Dallas/Fort Worth
and Chicago. Further, negotiations are underway to initiate regional
jet service from Long Beach and Oakland airports. This will have the
effect of further increasing the area’s accessibility and with it the
area’s desirability as a year-round resort destination.

The property is currently being marketed for sale as a development project site.
